Our customers are looking to replace their roof for one of two reasons; pain or pleasure. Either way the costs remain the same. How much does it cost on average to have a shingle roof replaced? It really depends and I will go into the pricing in a little bit. These prices can vary quite significantly, our company using a small crew can easily do a roof that is 2,000 sq/ft in a single day if the roof is a walk-able roof. Let’s now consider the same crew on a roof that has 2 layers of existing shingle and one layer of cedar shake and no plywood underneath and to top it off, let’s say this is a typical house in Syracuse, NY that has a couple dormers and is what we call “cut up”. This same roof could take one of our small crews a week!
This is because they must set up roof jacks / planks to be able to move around and they have to constantly move them around the roof as they’ re working in different sections. The cedar shake does not strip off as easily as an asphalt shingle, they tend to almost explode as you’re stripping them and it makes a big mess so the crews must be more careful so as to not cause such a mess. We consider all of these factors in when we’re providing a roof estimate. Our crews cost us money every day they’re on a job, we also must consider if we’re on a roof for a week, that crew can’t be on another job, our company has overhead, advertising, insurance, vehicles, vehicle repairs, dump fees, etc. So we must meet a certain daily profit margin to stay in business.
WHAT’S THE COST? JUST GIVE ME A BALLPARK JEEZE!
Alright, please keep in mind that I am writing this post in 2018 and our prices may change in the future but we charge $400 a square for a 25 year warranty asphalt shingle. This includes removal of up to 2 layers of existing asphalt shingle & felt, includes the materials, includes installation of ice & water shield, includes installation of felt paper or underlayment.
There are some other items that we throw in for free if there is not a lot of it. Things such as drip edge we typically throw in for free unless there is a lot needed, we charge up to $1.30 per foot for drip edge. Chimney flashing, valley flashing, end wall flashing, etc. We charge mostly based on the LABOR for these items, the cost isn’t very high for the materials but most of the time, installation of flashing requires a special tool called a metal brake to bend the flashing and it simply slows us down just a little bit. Some clients request COPPER FLASHING or certain codes require copper flashing. The Onondaga / Syracuse, NY building code requires copper flashing when used on chimneys as the copper does not interact or react to the materials in the mortar on the chimney which could cause corrosion.
To make it a bit more simple for you, here are the base prices I use on all of our estimates, but we do tend to keep more in mind than our flat rate pricing when giving you a ballpark number.
