Your Own Personal Contractor
So you’ve done all of the due diligence in researching property management companies because let’s face it. A property management company can either make or break your real estate investment so you want to make sure you’re going with the absolute best of the best. I can’t necessarily speak to all management companies, there are great management companies that have excellent relationships with general contractors but there are down falls to not having on-staff contractors within the property management company.
Of course if you’re dealing with a smaller Mom & Pop management company, it is unlikely that they will have the infrastructure in place to both handle the maintenance & repair aspect of the business and the back end administrative side of the business or at least do them both well. I can’t necessary highlight any benefits to not having an on staff construction & maintenance team but that doesn’t necessarily mean not having one would make the company less viable or useful to you.
As residential property managers ourselves, we do have on staff contractors. Of course, you’re on this website and if you’ve taken a look around you can probably see evidence of all of the construction services we provide to landlords and just regular home owners. Let me get away from typing this essay and give you some clear benefits that I can highlight for you for a property management company to also be a contractor.
Faster Turn Around
Alright, so with our company we have a dedicated maintenance contractor team that handles emergency repairs, and simple repair issues for things like; broken plumbing, minor roof leaks, furnace issues, extermination, etc. These are the most common issues we run into with landlords and tenants and because we have workers that ONLY work to fix issues similar to these; we can have someone to the property same day or within a few hours.
For larger repairs, our construction company arm books out for nearly an entire year for remodels, roof replacements, siding, additions, decks, garages, etc. That isn’t braggadocios either, many reputable contractors will have similar “problems” if you can call them that, in regards to their scheduling. One of the only exceptions we make to schedule is for our clients. If our clients have a leaking roof mid season, typically we will make sure it’s taken care of within a week because our primary goal is to ensure our ongoing relationships are excellent.
Discounts & Better Pricing
I’m not going to pretend to know how every other property management company out there handles work. We’ve bid a lot of work for property management companies and typically the management company is slapping some sort of profit margin on top of our estimate. We don’t do that, we don’t do that because we ARE the construction company. Our prices our flat rate, you can check them out our roofing pricing and deck pricing on the pricing pages, or if you’re a client of ours you can request a price list for the most common services we provide. Those prices don’t change whether your house is in a high end area or a low end area. Our company is fast and we’re efficient and during certain times of the year; we provide massive discounts (up to 25% ) on all major repairs. Or we may provide discounts on work we think should be completed to provide a higher rental rate.

If you have your own construction company in your back pocket, you have a price list and you know what things are going to cost. You can eliminate the hunt of finding a contractor, eliminate interviewing, checking references, and hoping no one runs off with your money.
