A little background about us before I get into some of the cost factors that go into determining the costs of demoing a home or garage. We are licensed General Contractors that operate in the Syracuse, NY area. We are roofers, install vinyl siding, concrete work, foundation repair, deck builders, new home construction, and much much more. So what kind of things go into determining the cost of a house demo?
If you don’t like to read I will try to give you the short version right now. To demolish a house in the Syracuse, NY area you’re looking at an average of $22,500. A low end removal of a rural trailer might only cost you $8,500 to remove where a larger house in one of the cities around here will cost more. What are the biggest factors in determining the cost of knocking down a house?
Proximity To Others – We’re going to consider how much room we have to move our heavy equipment around the structure, we also want to mitigate the risk of the structure falling near other buildings. A structure that is to be demolished that is closer to power lines, other buildings, roads, etc will cost more to take down because it will take more planning, more time, and more organization overall.
Structure Type – Of course the buildings have to be dumped. Dumps charge you based on how much weight you’re dumping, a brick building will costs much more to demolish than a wood structure. There are cost saving measures however, some times may allow you to bury what is considered “Clean Fill” but it has to truly be clean, meaning only organic materials.
If There Is A Basement – If there is a basement, when knocking the house down the basement will gather debris, there is more concrete to remove which will increase the cost, and then of course you must bring in structural fill soil to fill the void of the basement and when filling the hole you must ensure the grade is not going to cause any damage to the surrounding area by way of changing the flow of water from rain.
Asbestos? If you have a house with Asbestos that you’re looking to have removed, you can expect your costs to go up by at least $15,000. Asbestos is no joke and requires licensed professionals to abate before the building can be touched. Asbestos removal guys are absolutely crucial and are worth every penny.
